DFS Plans $45 Million Renovation

The DFS Group is planning a $45 million renovation of their 180,000 square foot Waikiki store, which is the largest shop in the international DFS Galleria chain. The DFS Galleria is being repositioned as a high end luxury boutique in order to attract more big-spending Hawaii visitors.

DFS Sole Bidder for Hawaii Duty Free Shopping
As of December of 2006, DFS Hawaii was the sole bidder on the State of Hawaii's duty free concession contract so DFS is expected to continue operations in Hawaii after their contract expires in May of 2007. DFS was also the sole bidder for duty free concessions in Hawaii in 1996, 2001, and 2003. Since they expect to receive a new contract DFS is planning a $40 million renovation to the DFS Galleria Waikiki that will include renaming it "Waikiki Walk" and repositioning it as an upscale boutique. Terms in the new contract include a requirement for DFS to pay the State of Hawaii at least $38 million a year for five years and also pay $1.75 million for improvements to Hawaii's airports. DFS operates more then 30 retail stores at the Honolulu Airport, including a $4.5 million shop that opened in 2004 at Checkpoint 3.

DFS Galleria Reduces Operating Hours
In June of 2006 DFS Hawaii reduced the working hours of its employees and the operating hours of the DFS Galleria in Waikiki. The reduction was necessary because the company experienced a 14% drop in sales between 2005 and 2006. Japanese visitors make up 90% of DFS sales in Hawaii, and the number of Japanese visitors to Hawaii has been dropping in recent years.

DFS Galleria Waikiki Features 1928 Waikiki
In 2000 and 2001 the DFS Galleria Waikiki underwent a $75 million expansion that increased the stores retail space from 12,000 square feet to 70,000 square feet. That expansion connected the DFS Galleria on Royal Hawaii Avenue with Kalakala Avenue by leasing and remodeling the Nippon Shinpan Building. The larger store was renamed the "DFS Galleria Waikiki Walk" and it opened in late January, 2001. The new DFS Galleria has a 1928 "Waikiki Boat Days" theme. The first two floors are open to the public but shoppers must show a ticket for an outbound international flight to enter the duty free shop on the 3rd floor. The remodel also included a 2-story aquarium known as "The Tube" which was designed to attract more visitors to the second floor of the DFS Galleria.

In October of 2001 the DFS Galleria in Waikiki laid off about 70 workers due to decreasing sales.
